Arlington 10 is a terraced bungalow with double glazing throughout and sleeps up to 3 guests. The front door opens into the an open-plan kitchen and lounge with dining area (table and three chairs), which has been comfortably furnished. There are two bedrooms, one with double bed and one with a single bed; and the bathroom is comprised of shower over the bath, toilet and hand basin.
The property is level throughout, but there is a slope up to the bungalow from the parking area.
Arlington 9 is next door and also available for lettings, these two properties may be suitable for two families wishing to holiday together.
Arlington 10 is fitted with fridge, full size cooker and microwave. Other equipment includes toaster, kettle, a variety of kitchen utensils, cookware, cutlery, crockery and glasses.
In the lounge there is a flat-screen television and DVD player.
There is a shared guest room with tourist information, books, games and DVDs you may borrow, and here you will also find the shared laundry facilities (washing machine, dryer, iron and ironing board).
A gas barbecue is available for hire.
Free wifi is available in the shared guest room, and is now also available in the individual bungalows.
Arlington 10 is fitted with night storage heater, which is included in the price of your accommodation. Additional electric heaters are provided should you wish to use them.
Electricity is payable by card meter, but the first £5 is included. Further 'top-up' cards can be purchased on site from the owner.
Bed linen, duvets and blankets are provided for your convenience. Towels can be hired on site for £4 per pair (one bath towel and one hand towel). Please bring your own beach towels if you wish to take towels with you on day trips.
High chairs and cots are available on request, but please bring your own cot bedding.
A small amount of tea, coffee, sugar, milk and homemade cake are all provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
There is one allocated parking space for each property, just a short walk from the front door.
The bungalows are set in 2 acres of grounds with beautiful countryside views. The large gardens are shared between the properties and there are lawns, fish ponds, and many benches and picnic tables. There is a shared children's play area which includes a wendy house, climbing frame.
An additional two fields (10 acres) for guests' use are behind the properties, one of which has an area for ball games including a football goal post.
There is also table tennis and table football in the games room.
Sorry, dogs are not permitted in Arlington 10, but they are allowed in some of the other bungalows (Arlington 9 accepts bookings with pets).
Arlington 10 is strictly non-smoking.
Arlington 10 is available for week-long bookings (Saturday to Saturday) and short breaks, which are usually Saturday to Tuesday or Tuesday to Saturday. Other start dates may be available - please ask. Arrival is between 4 pm and 8 pm on the first day of your booking. Please depart by 10 am on the last day. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
Lynton is just 2 miles from the property, so a short drive or a nice walk. There are a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway from Lynton.
The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.
