With four bedrooms (three of which are on the ground floor), three bathrooms (two en-suite), a wonderful light and airy breakfast kitchen with conservatory overlooking the private garden and water meadows beyond, plus a cosy sitting room with wood burning stove, this house ticks lots of boxes.

This special hideaway will appeal to families, couples and friends who are looking for a quiet location, enjoy a touch of luxury and want a comfortable base from which to explore this lovely part of North Norfolk at any time of year.

A corridor leads to the downstairs bedrooms, kitchen/dining area and sitting room.
Breakfast kitchen & conservatory
A lovely spacious light-filled room, with a very well-equipped kitchen area with fitted high gloss units, sparkly granite worktops, and central island.
Integrated units include double oven, microwave, induction hob (please note, if you have a pacemaker, it is recommended you are at least two feet away from an induction hob), fridge/freezer, washer/dryer and dishwasher.
A sunny dining area in the adjoining conservatory has lovely views of the garden and beyond. There is a circular table and seating for eight. Doors lead to patio area and garden.
Sitting room
A cosy, beautifully decorated, very comfortable room overlooking the patio and garden, with a 50" TV, Blu-Ray player, Orbit sound bar, and wood burning stove. French doors lead to patio area and garden.
Bedroom one
A spacious room with a king-size bed.
En-suite bathroom
With bath, large corner shower cubicle, wash basin, wc and heated towel rail and under-floor heating.
Bedroom two
Super-king or twin bed option (please request on booking) and a wall mounted widescreen television and Velux windows.
Bedroom three
With two full-size single beds and windows overlooking the garden.
Shower room
With a large walk-in shower with rainfall shower head, wash basin, wc, and heated towel rail.

First Floor:
Master suite
With a king-size bed and a smart television mounted on the wall, walk-in dressing room.
En-suite shower room
With large shower, wash basin and wc. and under-floor heating.

The garden is mostly laid to lawn, with a large Beech tree offering shade on hot sunny days, and uninterrupted views across the meadow beyond. There is a patio area with table, chairs and barbecue. A right of access at the bottom of the garden allows adjoining gardens to be maintained.
There is designated parking in the car park area for two large or four small cars, signed Beech House.

Little Walsingham is the site of the Shrine of Our Lady of Walsingham, the National Roman Catholic Shrine and the Church of England Shrine. It is a fascinating place to visit with many fine buildings.
The Shrine is visited all year round by Pilgrims.
There are several good places to eat including The Black Lion Hotel and an excellent farm shop.
There is easy access to the local coastal town of Wells-next-the-Sea - either by car or using the Coasthopper bus service from the village - a traditional seaside town, with a variety of independent shops and cafes, a bustling quayside jostling with crabbing boats and visiting yachts at high tide, and the stunning beach with its famous array of colourful beach huts (voted Sunday Times 2016 Beach of the Year).
