A beautifully extended and renovated stone farmhouse in a secluded location above the village of Cwmllinau, between Machynlleth and Dolgellau, just outside the southern boundary of the Snowdonia National Park. Excellent walking and peaceful relaxation, with hillside, woodlands and the upper reaches of Afon (River) Llinau tumbling downhill alongside the property.

Note: this property is 'off grid' for utilies: LPG gas, electricity by UV panels, turbine and generator, and private spring water, must be used with care. This off-grid cottage is not suitable for people who use a lot of electronics. It relies on solar power with backup generator; mobile and satellite signals are weak.

Size: Sleeps up to 5, 3 bedrooms; please note that there are several changes of level, internal steps and spiral staircase within the cottage

Pets: Up to four dogs welcome, please check for more; please note that the grounds are not enclosed and sheep roam freely on the hills; dogs must be kept on leads outside

Short breaks: Available outside of the main holiday weeks

Rooms: Three bedrooms, bath/shower room (first floor), cloakroom (ground floor, but no bath/shower), sitting room, living room, kitchen

Beds: King size and double upstairs; king size downstairs

Utilities: Gas oven and hob, microwave, fridge/freezer, washing machine (NOTE: appliances cannot all be used at the same time!)

Standard: Toaster, iron, stovetop kettle (as electric kettle draws too much power)

Outdoors: Two patio areas with garden furniture, one under cover, barbecue; open grounds with river; secure storage in adjacent barn

Parking: For a couple of cars about 50m above the property; parking and turning possible adjacent, but can be difficult in wet weather
