Farm Cottage is situated in West Luccombe in the Horner Valley, which is just a mile from the village of Porlock. This cottage is part of the farmhouse at West Luccombe, which is a National Trust 300 acre farm on the Holnicote Estate. This area is known as a walkers paradise due to the beautiful wooded valleys with streams, open moorland and rolling hills, plus the magnificent coastal scenery. There is a fantastic network of marked footpaths from the front door.Farm Cottage has all the charm and character you would expect of this type of traditional building; an Aga in the kitchen, a wood-burner in the sitting room, very spacious throughout and much more besides.

Farm Cottage is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven with hob and Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television (with Free-sat), DVD player and CD player is provided in the sitting room and wireless internet is available.
An iron, ironing board, laundry basket and hair dryer are also provided.
A cot and/or high chair is available; please request these items when booking so we can make sure they are present for your arrival.
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner. The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased nearby or from the hardware shop in Porlock.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
The property is accessed via a private drive which leads to private off-road parking for three or more cars. Directly outside is a private garden with table and chairs. There is also a dog kennel in the garden, should you wish to leave your dog whilst you go out. Please be reminded that you will be staying on a working farm and there is likely to be livestock nearby.
Well behaved dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £25 per dog will be added to your invoice. Dogs are permitted in this property on the condition that they are not allowed on the furniture or upstairs and you do not leave them alone in the property at any time. You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.
Farm Cottage is strictly non-smoking.
There is a camping shop approx 200 metres down the road, useful for any forgotten items or last minute supplies. Ponies and horses are available for hire from the next door farm; they organise escorted rides in the glorious Horner Valley and on the open moorland of Dunkery, Ley Hill and Selworthy so everyone can enjoy to the full the beauty of Exmoor with the added thrill of being on horseback. Small children's ponies are available for parents to walk and lead as well.
The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

West Luccombe is the perfect destination 'off the beaten path', sat at the foot of Exmoor's highest hill, the 1,750 feet Dunkery Beacon, and approximately 1/4 mile south of the road between Porlock and Minehead. Nearby Luccombe has an impressive church which is a focal point of the village and many thatched cottages making it very picturesque. This area features everything that a keen walker might be looking for!
